Banks do not print the note rate on a purchase application. They price it. Yesterday the weekly average crossed a 7 handle, and a market that had been pricing that outcome all week settled yes.
- Freddie Mac’s Primary Mortgage Market Survey put the 30-year fixed at 7.03% for the week ending Sept. 24, from 6.95% the week before and 6.30% a year ago (Freddie Mac). Polymarket’s contract that the weekly 30-year would hit 7.00% or higher in 2026 closed at 100% yes after that print (Polymarket). Crowd right. Our Thursday threshold called a handle change from 6.95 news; 7.03 is that print. Mortgage News Daily’s daily index was already 7.26% Wednesday and 7.45% Thursday (Mortgage News Daily).
- Census put August new single-family sales at a 684,000 seasonally adjusted annual rate, 6.4% above a revised July of 643,000 and 2.0% under August 2025 (Census). Thursday morning’s threshold still had July at 607,000 before the revision. Volume rose on a day when the daily 30-year quote was already above 7.
- The 10-year Treasury closed Thursday at 5.18%, from 5.11% Wednesday. The 2-year closed at 4.87%, from 4.85% (Treasury). The S&P 500 finished at 7,704.13, down 1.90 points. The Dow fell 0.3% to 51,349.98. Nasdaq was basically flat at 26,939.37 (AP).
Threshold: 8:30 and 10:00
August durable goods orders land at 8:30 (Census). July rose 1.1% to about $339 billion. Trading Economics has the August consensus at −0.4% month over month (Trading Economics, Census). News either way is a clear miss under −1%, or a gain that keeps the July pace while the 10-year sits at 5.18%.
University of Michigan’s final September consumer sentiment prints at 10:00. The preliminary reading was 47.8, from 51.7 in August, with year-ahead inflation expectations at 4.6% (University of Michigan). News is a clear move away from that 47.8 handle either direction. PCE waits until Sept. 30 (BEA).
Who pays: the 7 handle on the application
A fixed mortgage payment is set when the note rate locks, not when the Fed meets. Freddie’s weekly average is applications Thursday through Wednesday. This week’s average is 7.03% (Freddie Mac). The daily index that lenders quote against finished Thursday at 7.45% (Mortgage News Daily).
The mechanism, once: principal and interest on a 30-year fixed follow the note rate for the life of the loan. On a $300,000 balance, the step from last year’s 6.30% weekly average to this week’s 7.03% is about $145 a month in principal and interest. Prime is still 7.00% since Sept. 17 for the card and HELOC side (Bank of America).
Payer: the household locking a purchase or refinance at today’s quote, or the builder buying the rate down for a month or two. Payee: the investor who owns the mortgage-backed bond. The overnight policy rate moved last week. The long rate that prices a house now carries a 7 on the weekly average.
Net net: the crowd that priced a 7.00 weekly print was right. The application that signs today pays that handle.
