What it means

Freddie Mac's survey put the average 30-year fixed rate at 7.32% in the week of Thu, Oct 22, 2026, down 8 bp from 7.40% the week before and above the 6.19% of a year earlier. That is inside its 52-week range of 5.98% to 7.40%.

The survey is an average of rates offered to borrowers with strong credit and a 20% down payment, so an individual quote can differ. Mortgage rates tend to follow the 10-year Treasury yield (see Treasury yields) more closely than the Fed's overnight rate.
